Send us the contract and Section 32 statement. We check the title, planning, special conditions and deadlines, and tell you in plain English what to watch for and what to negotiate.
Meet online, or in person at our office (by prior appointment). We usually reply within one business day.
Asher Freeman Lawyers reviews contracts of sale and Section 32 vendor statements for property buyers across Victoria, before they sign or bid at auction. We explain the title, planning controls, special conditions, deposit and settlement terms in plain English, and quote a fixed fee before we start.
Mortgages, caveats, easements and covenants that affect what you can do with the property.
Zones and overlays that may restrict renovations, extensions or future use.
Recent building work, and owners corporation fees, rules and disclosed issues for units and townhouses.
Terms added by the vendor that change the standard contract, and what they mean for you.
The deposit amount and timing, your finance date and the settlement date.
How rates, taxes and other outgoings will be adjusted, and whether GST applies.
Auction purchases have no cooling-off period, so the review needs to happen before you bid.
Most private sales have a three business day cooling-off period, but a review before signing gives you the most room to negotiate.
If you have already signed, contact us quickly. Some rights and deadlines run from the day you sign.
