We prepare the contract of sale and vendor statement so your agent can start marketing without delay, then manage everything through to settlement for a fixed fee.
Meet online, or in person at our office (by prior appointment). We usually reply within one business day.
Asher Freeman Lawyers acts for property sellers across Victoria. We prepare the Section 32 vendor statement and contract of sale, work with your real estate agent, arrange the discharge of your mortgage and complete settlement electronically through PEXA, for a fixed fee agreed before we start.
We order the searches and certificates and prepare the vendor statement buyers must receive before signing.
We draft the contract, including any special conditions you need, such as a longer settlement or early access.
We provide the documents for marketing and answer contract questions from your agent and buyers.
We explain conditions buyers ask for, such as finance or subject-to-sale clauses, before you accept.
We arrange the discharge of your mortgage with your lender so the title is clear at settlement.
We calculate rates, water and owners corporation adjustments and complete settlement through PEXA.
Searches and certificates can take time to come back. Starting early avoids delaying your campaign.
Missing or incorrect information in a vendor statement may give a buyer the right to end the contract. We check it carefully.
Lenders often need several weeks to process a mortgage discharge, so we lodge the request as soon as the property sells.
